How Our Dubai Mortgage Calculator Works

The calculator works out your monthly repayment the same way UAE banks do, based on the property price, your down payment, the interest rate and the loan term. Here is what each input does.

  1. Step 1

    Enter Property Price

Enter the total purchase price in AED. The calculator uses this figure to work out your loan amount and the maximum a bank could lend.

  2. Step 2

    Adjust Down Payment

Choose how much you will pay upfront. Most expat residents need at least 20% for a first home under AED 5 million. A larger down payment lowers your loan amount and monthly repayment.

  3. Step 3

    Choose Loan Duration

Select your loan term. Longer terms reduce monthly installments but increase the total interest paid over time.

  4. Step 4

    Apply Interest Rate

Enter the expected interest rate for a fixed or variable product. The calculator uses this rate to estimate your repayments over the full loan term.

  5. Step 5

    Review Estimated Installment

The result is an estimate of your monthly payment. Your final offer depends on the bank’s review of your income and your debt burden ratio.

How accurate is a mortgage calculator in Dubai?

The calculator gives a close estimate based on the property price, down payment, interest rate and loan term you enter. Your final figures depend on the bank’s review of your income, existing debts and the property’s valuation.

How do UAE banks calculate monthly mortgage payments?

Banks spread the loan and interest into equal monthly payments over the loan term. In the early years, most of each payment goes towards interest, and more goes towards the loan balance as time passes.

Does interest rate type affect mortgage affordability?

Yes. A fixed rate keeps your payment the same for the fixed period, usually one to five years. A variable rate moves with EIBOR, so your payment can rise or fall during the loan.

How long can a mortgage term be in Dubai?

The maximum term is 25 years. The loan must also be fully repaid by age 65 for expats and 70 for UAE nationals, which can shorten the term for older borrowers.

Is the calculator result the same as a bank pre-approval?

No. The calculator gives an estimate based on the figures you enter. A pre-approval is issued by a bank after it reviews your income, debts and credit history.

Does the calculator include fees and upfront costs?

Yes. The upfront cost combines your down payment and an estimate of the main transaction costs, such as the Dubai Land Department transfer fee and the mortgage registration fee. We confirm the exact costs for your purchase before you apply.

How can I lower my monthly mortgage payment?

You can pay a larger down payment, choose a longer loan term or secure a lower rate. Transferring your salary to the lending bank often qualifies you for a better rate.

Can I use the calculator to check refinancing savings?

Yes. Enter your outstanding loan balance as the loan amount and compare the monthly payment at your current rate with the payment at a new rate. Remember to factor in your current bank’s early settlement fee.

What does the “How Much Can I Borrow?” tab calculate?

It estimates the maximum loan you could qualify for based on your monthly income and existing debts. Banks cap total debt repayments at 50% of your monthly income, and the calculator applies the same limit.

Why is my loan amount lower than I expected?

Three things usually limit the loan: the Central Bank’s loan-to-value caps, the 50% debt burden limit and your age at the end of the term. Any one of these can reduce how much a bank will lend.
