Non-Resident Mortgages in the UAE
for Overseas Buyers
You don’t need to live in the UAE to own property here. Only some UAE banks lend to overseas buyers, and we know which ones, what income they accept and how to prepare your file for their credit checks.
Foreign Buyer Mortgage in Dubai
Property Financing for Overseas Investors
Non-resident buyers usually need a deposit of 40% to 50%, and banks assess income earned outside the UAE differently. We explain what each lender needs from you before you apply, so your application goes to the bank most likely to approve it.
Non-Resident Mortgages in the UAE
Lending Solutions for Global Property Investors
Banks apply extra checks to overseas buyers, including lower loan-to-value limits, the 50% debt burden ratio and source-of-funds verification. We prepare your application to meet each of these before it goes to the bank.
Step 1
Strategic Consultation & Eligibility Assessment
We review where your income comes from, your residency status, existing debts and credit history to work out how much a UAE bank will lend you.
Step 2
Market Positioning & Mortgage Structuring
We compare non-resident products across our partner banks and recommend the rate type, loan term and deposit that suit your investment plans.
Step 3
Documentation, Compliance & Underwriting Preparation
Banks run extra checks on international applicants. We prepare your identity verification, source-of-funds evidence and income documents so your file is complete before it reaches the bank’s credit team.
Step 4
Valuation, Offer Letter & Loan Finalization
After conditional approval, the bank values the property to confirm the final loan amount. We review the final offer letter with you and schedule the transfer and payment to the seller.
Step 5
Completion & Post-Disbursement Support
After the loan is released, we keep track of your rate and let you know when refinancing could lower your payments.

Do I need to visit the UAE to get a non-resident mortgage?
Most of the process can be done remotely, including the eligibility check, pre-approval and document submission. You will usually need to sign the final mortgage documents in person or appoint someone under a power of attorney to complete the transfer for you.
Do I need a UAE bank account?
Yes. Most banks require non-resident borrowers to open an account with them so monthly repayments can be collected in dirhams.
What is the minimum income for a non-resident mortgage?
Most UAE banks ask for a monthly income of around AED 25,000 or the equivalent in your home currency. Some lenders accept less, but usually at a higher interest rate.
Can non-residents get a mortgage for off-plan property?
Yes, but only a few banks offer it. Off-plan financing is capped at 50% of the property value, and many banks lend only once the project is close to completion.
Does my nationality affect my eligibility?
Yes. Each bank keeps its own list of countries it accepts applicants from, and the list can change. We check which lenders accept your country of residence before you apply.
Are interest rates higher for non-residents?
Usually, yes. Non-resident rates tend to be around 0.5% to 1% higher than resident rates because banks see overseas income as a higher risk.
Can I apply for a joint mortgage from abroad?
Yes. Most banks accept joint applications with a spouse or family member, which lets them combine your incomes. All applicants must be named on the property title.
Does currency affect my mortgage repayments?
Your loan and repayments are in UAE dirhams. If you earn in another currency, your repayment amount can change as exchange rates move. The dirham is pegged to the US dollar, so earners in dollars face the least movement.
What fees do I pay when buying with a mortgage as a non-resident?
The main costs are the Dubai Land Department transfer fee of 4% of the property price, the mortgage registration fee of 0.25% of the loan plus AED 290, the bank’s processing fee of up to 1% of the loan and a valuation fee.
Can I rent out my Dubai property while I live abroad?
Yes. Many non-resident owners rent out their property and use the rental income to cover repayments. The tenancy contract must be registered with Ejari.
